Telluride Vacation Rental Tips
Most Telluride listings on BnB Search (173 of 191) are tagged Telluride town; 18 are in Mountain Village. The two towns regulate short-term rentals separately. This page lists the rules from each town that affect guests. Use Telluride rentals to shortlist, then book on the property site. For neighborhoods and parking, see Telluride lodging tips and the first-time checklist.
Quick answer
In the Town of Telluride, look for the business license number in the listing. The Town requires it in every ad (read October 30, 2026). Inside the rental, the 24/7 on-call contact must be posted. Hosts must tell you the Town rules on parking, pets, trash and recycling, bears and noise. Quiet hours are 9 pm–7 am Sunday–Thursday and 11 pm–7 am Friday, Saturday and holidays. The Town lists a total short-term rental tax rate of 17.22%. We do not rank managers or invent fees.
Town of Telluride rules that affect guests
From the Town’s Short-Term Rental Licenses page, its short-term rental information packet, the short-term rental self-inspection affidavit and Land Use Code 3-601:
- License number in ads. A rental needs a Town business license before it is advertised or rented, and the license number must appear in all ads and listings.
- On-call contact. Someone (the owner, the manager or a representative) must be available 24/7 while the property is rented, and their contact details must be posted inside.
- House rules you should be told. Renters must be told the rules on parking, pets, trash and recycling, bears and noise.
- Quiet hours. The affidavit quotes Town Municipal Code 7-2-20: no unnecessary noise inside or outside from 9 pm to 7 am Sunday through Thursday, or from 11 pm to 7 am on Friday, Saturday or a defined holiday. HOAs may have their own noise rules.
- Bear-proof trash. There must be a designated trash and recycling area with enough bear-proof containers, and guests must be told where they are and how to use them. A wildlife-resistant can is provided, and its lid and closing mechanism must work.
- Pets. If the rental allows pets, guests must be told the Town’s animal rules, including waste disposal, barking and leash laws.
- Safety equipment. The affidavit lists carbon monoxide alarms outside each sleeping room, smoke detectors in each sleeping room and on each floor, and fire extinguishers in the kitchen and on every floor.
- Residential Zone limits. Homes in the Residential Zone, which is mostly north of Colorado Avenue, can be rented short-term up to 3 times a year and 29 nights in total. Homes in non-residential zones have no annual night limit.
Taxes on a Telluride stay
The Town’s packet lists a total short-term rental rate of 17.22%: 10.72% sales tax (Town, state, county, SMART and the county visitor benefit tax), a 2% lodgers’ tax, a 2% excise tax and a 2.5% affordable housing tax. Properties the San Miguel County Assessor classifies as commercial do not pay the 2.5% housing tax, so their total is 14.97%. Compare totals on the booking site, not just the nightly rate.
Mountain Village rules that affect guests
- Business license. The Town of Mountain Village business licensing page says anyone who advertises a home for short-term accommodations needs a Town business license, whether or not the home is actually rented.
- Wildlife-resistant trash. Mountain Village Municipal Code 8.01.150 requires any container holding trash that bears or other wildlife can eat to be an approved wildlife-resistant container, or to be kept in a locked building, garage or approved enclosure.
- Trash day. The Town’s residential trash and recycling page asks residents in its program to put locked trash and recycling containers out early Monday morning, not the night before, and not to leave them out overnight.
- Fall gondola closure. The Town of Mountain Village website (read October 30, 2026) says the gondola closed for fall maintenance on Monday, October 26 and stays closed through Thursday, November 19. Buses run in the meantime.

What to confirm before you pay

- The pet policy, if you are bringing a dog.
- The total with taxes, not just the nightly rate.
- Getting there: Telluride airports and getting there.
If one feature decides the trip, start with these Telluride pages; each lists only rentals whose own listing title or website mentions that feature: Telluride rentals with a hot tub (9), Telluride condo rentals (9). Confirm the feature with the owner or manager in writing before you pay.
