Sedona Vacation Rental Tips
Every short-term rental inside Sedona city limits needs its own City permit, and the permit number has to appear on the listing. Use Sedona rentals to shortlist, then book on the property site. This page does not replace the first-time checklist, area facts for renters, or the neighborhood guide.
Quick answer
Look for the City permit number on the listing, and do not plan a wedding or retreat at a Sedona rental. City of Sedona pages (read October 30, 2026) say the permit number must be on every advertisement and listing, and special events of any size are not allowed at short-term rentals. We do not rank managers or invent fees.
City of Sedona rental rules that affect guests
From the City’s Property Owner Responsibilities page, its short-term rental FAQ and the noise code:
- Permit number on the listing. Each unit needs its own City permit, and the number must be on every ad and listing.
- No special events. Weddings, receptions, retreats, workshops, trainings and conferences of any size are not allowed. Violations can bring citations and a permit revoked for up to a year.
- Posted notice. A notice within 10 feet of the main entrance shows where the fire and life-safety equipment is and states the City’s noise and trash rules.
- Background check. The owner must run a sex offender background check at least 24 hours before check-in, or show that the booking platform ran one.
- Noise. In residential areas, noise measured at a neighbor’s property line may not exceed 50 dB(A) from 10 p.m. to 7 a.m., or 60 dB(A) during the day.
- Trash. Cans go to the curb no earlier than noon the day before pickup and come back in by 11:59 p.m. on pickup day. Bag and tie trash and keep the lid closed.
- Complaints. The City runs a 24/7 short-term rental hotline (928-203-5110). After 10 p.m., noise reports go to police dispatch.
Homes in the Village of Oak Creek and other areas outside city limits follow county rules. Read the pin and the booking site.
How to shop filters on BnB Search
- Open Sedona rentals and check whether the pin is inside Sedona city limits.
- Narrow with hot tub only if it is a must. Labels are directory filters, not a quality score.
- On the booking site, find the City permit number in the listing.
- Book directly on the property or manager site linked from the listing.
What to confirm before you pay
- The City permit number, for a home inside city limits.
- That your trip is not a special event. Group gatherings like a retreat or workshop are not allowed.
- Guest count and parking with the manager.
- Seasonal packing: Sedona winter packing.
- Airports and drive: Sedona airports and getting there.
If one feature decides the trip, start with this Sedona page, which lists only rentals whose own listing title or website mentions that feature: Sedona rentals with a hot tub (13). Confirm the feature with the owner or manager in writing before you pay.
