Big Bear Vacation Rental Tips
Inside the City of Big Bear Lake, short-term rental guests sign a Good Neighbor Policy, and its limits are posted on each rental. Use Big Bear rentals to shortlist, then book on the property site. This page does not replace the first-time checklist, lake facts for renters, or the neighborhood guide.
Quick answer
Count every guest and every car before you book. The City of Big Bear Lake Good Neighbor Guide (revised December 3, 2025, read October 30, 2026) says the occupancy and vehicle limits apply at all times, temporary visitors included, and parties are not allowed. Fines start at $500 per violation. We do not rank managers or invent fees.
City of Big Bear Lake rental rules that affect guests
From the City’s Good Neighbor Guide:
- Occupancy. Do not exceed the stated occupancy at any time, including temporary visitors. No parties.
- Vehicles. The maximum number of vehicles, visitors included, is on the exterior sign. Park only in the driveway, designated spaces or garage, never in the street or yard. That includes trailers and RVs.
- Sound. Amplified sound may not be heard beyond the property line at any hour. Quiet hours are 10 p.m. to 7 a.m., and spa or pool use is prohibited then.
- Trash. Take trash to a City Clean Bear site (41970 Garstin Dr. or 39690 Big Bear Blvd., with proof such as a rental contract) or use the Big Bear Disposal bin on the property. Do not store trash outside.
- Fire. Open fire pits are not permitted at short-term rentals. Gas, propane, charcoal and pellet grills are allowed with proper briquette disposal.
- Consequences. Fines are $500, then $1,000, then $1,500. Unruly guests may be evicted without a refund.
- Snow. The City plows streets once 3 inches of snow builds up, but does not clear driveways. Make sure the driveway is cleared before you arrive.
Big Bear City, Fawnskin and other homes outside city limits fall under San Bernardino County rules. Read the pin and the booking site.

What to confirm before you pay
