Aspen and Vail Vacation Rental Tips
This hub spans several mountain towns. Choosing a stay means matching the badge, then reading license and parking rules that apply in that town. Use Aspen and Vail vacation rentals to compare, then book on the property site. This page does not replace facts for renters, the first-time checklist, things to do, or where to eat.
Quick answer
Filter Aspen, Vail, Beaver Creek, Snowmass Village, or Avon — then confirm the listing’s license and parking. Amenity paths include ski-in ski-out, condo, hot tub, fireplace, and pool. City of Aspen and Town of Vail each regulate short-term rentals under 30 days (pages and code read October 26, 2026). We do not rank bases.
City of Aspen short-term rental notes for guests
- The City defines a short-term rental as occupancy of a residential unit by the public for a fee for less than 30 days. Hotels, motels, bed and breakfasts, and timeshares are not treated as STRs on that page.
- Operators need an Aspen STR permit and required licensing before operating inside city limits. Owner-Occupied (STR-OO) permits are limited to 120 STR rental nights per year — useful context if a host mentions night-cap limits.
- The City’s FAQ states that a home inside Aspen city limits uses the City permit path; a home outside city limits uses Pitkin County’s STR permit instead. Read the pin address before you assume which rulebook applies.
Town of Vail short-term rental notes for guests
From Town of Vail Code Chapter 14 (AmLegal code library):
- License and ads. Each STR needs a current Town license. Advertising must include the STR license number immediately after the description.
- Local representative. Unless the building has on-site management available at all times, a local representative must stay within a 60-minute distance and be available 24 hours a day, seven days a week.
- Posted signs. An interior sign must show the license number, the local representative’s contact information, and the physical address (including unit number). An exterior sign visible to passersby must state that the property is an STR and give the local representative contact and the Town’s complaint hotline — unless on-site management is available at all times.
- Parking. Vehicles must park in designated parking areas; parking in landscaped areas is prohibited.
- Portable outdoor fireplaces. Prohibited while the STR is occupied under the health and safety standards.
- Complaints. Initial complaints go to the local representative, who must resolve the issue within 60 minutes, or within 30 minutes if the problem occurs between 11:00 p.m. and 7:00 a.m.
How to shop filters on BnB Search
- Open Aspen and Vail rentals and set Aspen, Vail, Beaver Creek, Snowmass Village, or Avon to match the pin.
- Add ski-in ski-out, hot tub, fireplace, condo, or pool only for hard requirements — filters are not scores.
- On the booking site, look for a Town of Vail license number in the ad if the pin is in Vail, and confirm parking spaces you will actually use.
- Ask where cars go in winter and whether a shuttle or free-lot plan is expected on peak powder days.
- Book on the property or manager site linked from the listing.
What to confirm before you pay
- Which hub badge matches the pin — Aspen is not Vail.
- City of Aspen vs Pitkin County vs Town of Vail jurisdiction for that address.
- License or permit number on the advertisement when the local code requires it.
- Designated parking count; no landscaped-area parking in Vail STRs.
- Airports and drive: Aspen and Vail airports and getting there.
How this differs from other Aspen and Vail pages
Facts for renters and the first-time checklist cover trip order and mountain logistics. Neighborhood and companies guides help after you know the town filter. This page is rental-shopping tips tied to Aspen and Vail STR guest rules and hub filters.
