Thanksgiving Week 2026 Rental Rules: Minimum Stays and Cancellation, From Managers’ Own Policy Pages

Many vacation rental managers set a separate minimum stay for Thanksgiving week, and some change their partial-week or promo rules for it. This guide lists only what managers publish on their own websites, read on October 30, 2026. Each rule is credited to the company that posts it and linked to the page. We do not estimate how quickly homes book or say how far ahead to reserve, because none of these Thanksgiving pages says so. Where a manager’s page gives no Thanksgiving rule, we say that too. Shortlist homes on BnB Search, then confirm the rule for your dates on the manager’s booking page before you pay.

Quick answer

Thanksgiving 2026 is Thursday, November 26. The published Thanksgiving minimums we found are 4 nights at Timber Tops Cabin Rentals (Smokies), 5 nights at My Pigeon Forge Vacation Cabin, 4 nights at Cabin Rentals of Blue Ridge, and 3–5 nights over holidays at Cabins for YOU. On the Outer Banks, Joe Lamb Jr. & Associates excludes Thanksgiving week from partial-week stays, while Southern Shores Realty’s Thanksgiving page says you don’t have to book a full week. Big Bear Cool Cabins and Tahoe Getaways each list a 4-night Thanksgiving offer. Cancellation terms below range from a 14-day deadline to no refund outside travel insurance or a rebooking.

The 2026 holiday calendar

Thanksgiving: Thursday, November 26, 2026.
Christmas Eve and Christmas Day: Thursday, December 24, and Friday, December 25, 2026.
New Year’s Eve and New Year’s Day: Thursday, December 31, 2026, and Friday, January 1, 2027.

Many rentals set their own minimum stay for these nights, and it can differ from the rest of the season. Read the minimum for your exact dates on the booking site, not the general winter rule.

Smoky Mountains (Gatlinburg and Pigeon Forge)

Timber Tops Cabin Rentals: its specials page lists “Holidays & Minimum Stay Requirements” with Thanksgiving at 4 nights. The same page says specials may not apply during certain holidays.
My Pigeon Forge Vacation Cabin: Thanksgiving minimum: its reservation agreement lists a 5-night minimum for Thanksgiving.
My Pigeon Forge Vacation Cabin: its reservation agreement and policies say the online reservation system does not apply holiday minimums, and that the company may decline a booking that falls short and refund the card. Reservations cannot be cancelled for a refund. You can reschedule with no penalty if the change is processed at least 30 days before your stay, and the deposit is then held for one year toward a future stay. Inside 30 days the deposit is forfeited unless the dates are rebooked, and inside 7 days the guest owes the whole stay unless it is rebooked at the same rate.
Cabins for YOU: the FAQ on its home page says most cabins require a 2-night minimum, with 3–5 nights required during holidays and peak seasons. It does not give a separate number for each holiday.

Blue Ridge, Georgia

Cabin Rentals of Blue Ridge: its terms for rentals list a 4-night minimum for Thanksgiving, Christmas and the 4th of July, 3 nights for New Year’s and several other holidays and months, and 2 nights at all other times. Cancellations start with a call to the office, followed by an email. At least 30 days before arrival you get a full refund minus a $60 fee. With 14–29 days’ notice you forfeit half of the $250 initial payment ($125), and with 7–13 days’ notice the full $250. Inside 7 days you are charged the entire rental amount.
Southern Comfort Cabin Rentals: its deals page says its “Stay 3 Nights & Get 4th Night Free” offer is not valid on Thanksgiving holiday dates, and that, unless stated otherwise, specials are not valid during holiday dates or peak periods.

Big Bear Lake

Big Bear Cool Cabins: Thanksgiving offer: its specials page lists a book-4-pay-3 offer for travel November 24–30, 2026, with a 4-night minimum stay.
Big Bear Cool Cabins: payment and cancellation: from its reservation terms, 25% of the total is charged at booking and the balance 14 days before check-in. A booking cancelled within 24 hours of making it, and at least 72 hours before the stay, gets a 100% refund. Cancelling more than 14 days before arrival costs a 20% fee, and cancellations within 14 days are non-refundable. Some homes have their own minimum stay, and the company says it will contact you to add nights or may cancel the reservation.

Lake Tahoe (North Lake Tahoe and Truckee)

Tahoe Getaways: Thanksgiving offer: its specials page lists a Thanksgiving Special for travel November 20–30, 2026, with a 4-night minimum, bookable October 25 to November 20, 2026.
Tahoe Getaways: cancellation: its rental policies say cancellation terms vary by property and arrival date. A small number of homes are 100% non-refundable at all times, and those are noted in the home’s “Policies and Disclosures” section. Cancellation requests must be made in writing.

Outer Banks

Joe Lamb Jr. & Associates: its partial-week page says partial-week stays need at least 3 nights, and stays of 5 or 6 nights are priced as a full week. Fall 2026 partial weeks run October 17 to December 21 at participating homes, but holiday weeks, including Thanksgiving, Christmas and New Year’s, are excluded from partial-week stays.
Southern Shores Realty: its Thanksgiving rentals page lists the week of November 21–28, 2026 and says you don’t have to book a full week, with results filtered for partial weeks. Its rental agreement says off-season (October–May) non-holiday partial weeks, with a 3-night minimum, may be booked any time. If a confirmed reservation is cancelled and the home is not re-rented for the whole period, you forfeit refund claims except through trip insurance. If it is re-rented for the whole period, prepaid money comes back minus a $175 cancellation fee and the other amounts the agreement lists.

Gulf Shores and Orange Beach

Brett/Robinson: its FAQ says online reservations require at least 3 nights, and that minimum stays differ by property. Its cancellation policy for short-term rentals: cancel more than 30 days before arrival and you may request a refund of rent and fees except the non-refundable payment made at booking; cancel within 30 days and there is no refund. That booking payment is $199, or $125 when the stay includes no dates from March 21–April 14 or May 21–August 10, which covers a stay that is only in late November or December. Date changes must start more than 30 days out and carry a $50 fee plus tax and a convenience fee.

Hilton Head Island

Palmetto Dunes Oceanfront Resort: its FAQ says its rentals are for 3 to 21 nights, and that during summer months and holidays it cannot accommodate early check-ins or late check-outs. Its FAQ cancellation policy: villas and condos cancelled 30 or more days before arrival, and private homes cancelled 60 or more days before, get the deposit back minus a $100 administrative fee. Other cancellations forfeit deposits and payments. Four named oceanfront homes follow a separate schedule.

Destin and 30A

Newman-Dailey Resort Properties: its rental policies say reservations are non-refundable except through Red Sky travel insurance for a qualifying reason, or if the home is rebooked for the same dates and rate, less a $75 fee. Date changes and shorter stays fall under the same policy. The company also says it cannot guarantee check-in by 5 p.m. during holidays and peak season.

Poconos

Pocono Mountain Rentals: its terms and conditions say a cancellation emailed at least 30 days before check-in gets all money back minus a $200 administrative fee. With less than 30 days’ notice, all money paid or due is kept. The pages we read do not list a holiday minimum, so check the home’s booking page for your dates.

Where the pages give no Thanksgiving number

Elliott Beach Rentals (Myrtle Beach): its rental information says that from September to May there is a minimum number of nights, and arrival and departure days vary by company policy and property. It gives no Thanksgiving figure.
Destination Big Bear: its holiday nightly requirements post still lists the 2024–25 season and says requirements may change, so we do not repeat those dates as 2026 rules.

What to confirm before you pay

The minimum stay for your exact nights on the home’s own booking page. A general holiday rule and a single home’s rule can differ.
Whether the online system enforces that minimum, or whether the manager can adjust or cancel the booking afterward.
Whether a promo code or special applies on holiday dates. Several managers exclude holidays from their offers.
The cancellation deadline counted back from your arrival date, and whether a date change counts as a cancellation.
Check-in time on the holiday itself, and whether early check-in or late check-out is offered that week.

FAQ

What is the usual Thanksgiving minimum stay for a vacation rental?

We don’t average across companies. The published Thanksgiving minimums in this guide are 4 nights (Timber Tops, Cabin Rentals of Blue Ridge), 5 nights (My Pigeon Forge Vacation Cabin) and 3–5 nights over holidays (Cabins for YOU). Others set the minimum home by home.

Can I book a 3-night Thanksgiving stay on the Outer Banks?

It depends on the company. Joe Lamb Jr. & Associates excludes Thanksgiving week from partial-week stays. Southern Shores Realty’s Thanksgiving page shows homes that allow partial weeks for November 21–28, 2026.

Will the booking site stop me if I book fewer nights than the holiday minimum?

Not always. My Pigeon Forge Vacation Cabin says its online system does not apply holiday minimums and it may decline a short booking and refund it. Big Bear Cool Cabins says it may contact you to add nights or cancel.

How far ahead should I book for Thanksgiving?

None of the Thanksgiving policy pages in this guide says, so we don’t give a number.

Does BnB Search book the stay?

No. Compare on BnB Search, then book on the manager’s site linked from the listing.
