Christmas Week 2026 Rental Rules: Minimum Stays and Cancellation, From Managers’ Own Policy Pages

Christmas and New Year’s carry the strictest booking rules of the year at many vacation rental companies: longer minimum stays, fixed holiday periods, and offers that skip the holiday nights. This guide lists only what managers publish on their own websites, read on October 30, 2026, with each rule credited and linked. We don’t estimate how quickly homes book or set a booking deadline. The one timing statement below is quoted from the manager that published it. Shortlist homes on BnB Search, then confirm the rule for your dates on the manager’s booking page before you pay.

Christmas Eve and Christmas Day 2026 fall on Thursday, December 24, and Friday, December 25. The published Christmas minimums we found are 4 nights at Timber Tops Cabin Rentals (Christmas and New Year’s), 4 nights at My Pigeon Forge Vacation Cabin (5 for New Year’s), 4 nights at Cabin Rentals of Blue Ridge (3 for New Year’s), and 3–5 nights over holidays at Cabins for YOU. Southern Comfort Cabin Rentals’ Christmas Week offer (December 18–26, 2026) needs 4 nights. In Telluride, Bridal Veil Lodging says most of its homes carry a longer minimum between Christmas and New Year’s. On the Outer Banks, Joe Lamb Jr. & Associates excludes Christmas and New Year’s weeks from partial-week stays.

The 2026 holiday calendar

Thanksgiving: Thursday, November 26, 2026.
Christmas Eve and Christmas Day: Thursday, December 24, and Friday, December 25, 2026.
New Year’s Eve and New Year’s Day: Thursday, December 31, 2026, and Friday, January 1, 2027.

Many rentals set their own minimum stay for these nights, and it can differ from the rest of the season. Read the minimum for your exact dates on the booking site, not the general winter rule.

Smoky Mountains (Gatlinburg and Pigeon Forge)

Timber Tops Cabin Rentals: its specials page lists “Holidays & Minimum Stay Requirements” with Christmas/New Year’s at 4 nights. The same page says specials may not apply during certain holidays.
My Pigeon Forge Vacation Cabin: Christmas and New Year’s minimums: its reservation agreement lists a 4-night minimum for Christmas and a 5-night minimum for New Year’s.
My Pigeon Forge Vacation Cabin: its reservation agreement and policies say the online reservation system does not apply holiday minimums, and that the company may decline a booking that falls short and refund the card. Reservations cannot be cancelled for a refund. You can reschedule with no penalty if the change is processed at least 30 days before your stay, and the deposit is then held for one year toward a future stay. Inside 30 days the deposit is forfeited unless the dates are rebooked, and inside 7 days the guest owes the whole stay unless it is rebooked at the same rate.
Cabins for YOU: the FAQ on its home page says most cabins require a 2-night minimum, with 3–5 nights required during holidays and peak seasons. It does not give a separate number for each holiday.

Blue Ridge, Georgia

Cabin Rentals of Blue Ridge: its terms for rentals list a 4-night minimum for Christmas (also Thanksgiving and the 4th of July) and a 3-night minimum for New Year’s. Cancellations start with a call to the office, followed by an email. At least 30 days before arrival you get a full refund minus a $60 fee. With 14–29 days’ notice you forfeit half of the $250 initial payment ($125), and with 7–13 days’ notice the full $250. Inside 7 days you are charged the entire rental amount.
Southern Comfort Cabin Rentals: its deals page lists a Christmas Week offer for stays December 18–26, 2026, with a 4-night minimum at select participating cabins, for new reservations only. The same page says that, unless stated otherwise, specials are not valid during holiday dates or peak periods.

Big Bear Lake

Big Bear Cool Cabins: holiday offers: its specials page lists 3rd-night-free and 4th-night-free offers whose travel windows stop on December 17, 2026 and resume January 3, 2027.
Big Bear Cool Cabins: payment and cancellation: from its reservation terms, 25% of the total is charged at booking and the balance 14 days before check-in. A booking cancelled within 24 hours of making it, and at least 72 hours before the stay, gets a 100% refund. Cancelling more than 14 days before arrival costs a 20% fee, and cancellations within 14 days are non-refundable. Some homes have their own minimum stay, and the company says it will contact you to add nights or may cancel the reservation.

Lake Tahoe (North Lake Tahoe and Truckee)

Tahoe Getaways: offers: its specials page lists a Stay and Save offer (3-night minimum) for travel November 30 to December 16, 2026, and an extended-stay offer whose travel windows end December 9, 2026 and resume January 6, 2027. It lists no Christmas offer.
Tahoe Getaways: cancellation: its rental policies say cancellation terms vary by property and arrival date. A small number of homes are 100% non-refundable at all times, and those are noted in the home’s “Policies and Disclosures” section. Cancellation requests must be made in writing.

Telluride

Bridal Veil Lodging: its Christmas and New Year’s page says minimum stays apply over the holidays, that most of its homes carry a longer minimum between Christmas and New Year’s than in the rest of the season, and that each home’s page shows the minimum for your dates.
Curate Telluride: its terms and conditions say direct bookings can be cancelled for a full refund less $200 up to 45 days before arrival, with no refund inside 45 days and none for early departure. Bookings made on third-party sites follow that site’s policy.
Welcome To Telluride Vacation Rentals: its FAQ says a written cancellation more than 60 days before the reservation gets 100% back less listed fees, and cancellations less than 60 days before arrival forfeit all payments. Shortening a stay or leaving early brings no refund.

Outer Banks

Twiddy & Company: each home lists its own holiday periods. For example, the Blissful SEArinity listing shows Christmas as December 18–28 and New Year’s as December 29–January 8. Twiddy’s When to Book page says homes can be booked up to 51 weeks before arrival (some homes longer, per their description), and that for those homes, current guests have first right of refusal on the same home and week the next year.
Joe Lamb Jr. & Associates: its partial-week page says partial-week stays need at least 3 nights, and stays of 5 or 6 nights are priced as a full week. Fall 2026 partial weeks run October 17 to December 21 at participating homes, but holiday weeks, including Thanksgiving, Christmas and New Year’s, are excluded from partial-week stays.
Southern Shores Realty: its rental agreement says off-season (October–May) non-holiday partial weeks, with a 3-night minimum, may be booked any time. If a confirmed reservation is cancelled and the home is not re-rented for the whole period, you forfeit refund claims except through trip insurance. If it is re-rented for the whole period, prepaid money comes back minus a $175 cancellation fee and the other amounts the agreement lists.

Gulf Shores and Orange Beach

Brett/Robinson: its FAQ says online reservations require at least 3 nights, and that minimum stays differ by property. Its cancellation policy for short-term rentals: cancel more than 30 days before arrival and you may request a refund of rent and fees except the non-refundable payment made at booking; cancel within 30 days and there is no refund. That booking payment is $199, or $125 when the stay includes no dates from March 21–April 14 or May 21–August 10, which covers a stay that is only in late November or December. Date changes must start more than 30 days out and carry a $50 fee plus tax and a convenience fee.

Hilton Head Island

Palmetto Dunes Oceanfront Resort: its Christmas and New Year’s Island Escape page says package reservations made inside 30 days must be paid in full, with no refund on cancellation. Its FAQ says rentals are for 3 to 21 nights and that it cannot accommodate early check-ins or late check-outs during holidays. Its FAQ cancellation policy: villas and condos cancelled 30 or more days before arrival, and private homes cancelled 60 or more days before, get the deposit back minus a $100 administrative fee. Other cancellations forfeit deposits and payments. Four named oceanfront homes follow a separate schedule.

Destin and 30A

Newman-Dailey Resort Properties: its rental policies say reservations are non-refundable except through Red Sky travel insurance for a qualifying reason, or if the home is rebooked for the same dates and rate, less a $75 fee. Date changes and shorter stays fall under the same policy. The company also says it cannot guarantee check-in by 5 p.m. during holidays and peak season.

Poconos

Pocono Mountain Rentals: its terms and conditions say a cancellation emailed at least 30 days before check-in gets all money back minus a $200 administrative fee. With less than 30 days’ notice, all money paid or due is kept. The pages we read do not list a holiday minimum, so check the home’s booking page for your dates.

What to confirm before you pay

The minimum stay for your exact nights on the home’s own booking page. A general holiday rule and a single home’s rule can differ.
Whether the online system enforces that minimum, or whether the manager can adjust or cancel the booking afterward.
Whether a promo code or special applies on holiday dates. Several managers exclude holidays from their offers.
The cancellation deadline counted back from your arrival date, and whether a date change counts as a cancellation.
Check-in time on the holiday itself, and whether early check-in or late check-out is offered that week.

FAQ

What is the usual Christmas minimum stay for a vacation rental?

We don’t average across companies. Published Christmas minimums in this guide are 4 nights (Timber Tops, My Pigeon Forge Vacation Cabin, Cabin Rentals of Blue Ridge) and 3–5 nights over holidays (Cabins for YOU). In Telluride, Bridal Veil Lodging sets the minimum home by home and says it is usually longer between Christmas and New Year’s.

Is the New Year’s minimum different from Christmas?

At some companies, yes. My Pigeon Forge Vacation Cabin lists 5 nights for New Year’s versus 4 for Christmas. Cabin Rentals of Blue Ridge lists 3 for New Year’s versus 4 for Christmas. Timber Tops lists 4 for both.

How far ahead should I book for Christmas?

We don’t set a general rule. One manager in this guide publishes a timing statement: Bridal Veil Lodging’s Christmas and New Year’s page says most of its Telluride homes are reserved by early November, and that it keeps a list for cancellations. Twiddy says its Outer Banks homes can be booked up to 51 weeks before arrival.

Do holiday discounts apply over Christmas?

Often not. Southern Comfort says specials are not valid on holiday dates unless stated, and Big Bear Cool Cabins’ night-free offers skip December 18 to January 2. Southern Comfort’s own Christmas Week offer is the exception it states.
