Poconos Vacation Rental Tips
Poconos rental rules are set township by township, not region-wide. Pocono Township in Monroe County sets a group-size cap and parking rules that apply to guests. Use Poconos rentals to shortlist, then book on the property site. This page does not replace the first-time checklist, area facts for renters, or the neighborhood guide.
Quick answer
Know the township, then check the licensed occupancy against your group, day guests included. Pocono Township Code Chapter 302 (read October 30, 2026) caps overnight occupancy at 2 per bedroom plus 4, up to 14. It bans street and yard parking, tents, and fireworks and floating lanterns. We do not rank managers or invent fees.
Pocono Township rental rules that affect guests
From Pocono Township Code Chapter 302, which covers stays of less than 30 days in the township’s Commercial and Recreational districts:
- Age. The guest who signs the rental agreement must be at least 21.
- Overnight occupancy. Up to 2 people per bedroom plus 4, or 14, whichever is less, and never more than the number on the license.
- Day guests. Day guests at any one time may not exceed 75% of the overnight maximum.
- Parking and camping. No street or yard parking, no tents, and no RVs, campers, buses or other large vehicles on the property. No one may sleep outdoors overnight.
- No fireworks or floating lanterns, and no subleasing.
- License placard. The township license notice is posted on the front door.
- Liability. Tenants as well as owners can be held liable for violations, including occupancy violations. Fines run $500 to $1,000 per violation, and each day counts separately.
Other Poconos townships and boroughs, plus private communities with their own HOA rules, can be stricter or looser. Read the pin and the booking site.
