Lake Tahoe Vacation Rental Tips
Choosing a Lake Tahoe stay depends on which side of the lake it is on. Listings in the City of South Lake Tahoe and in eastern Placer County (Tahoe City, Kings Beach, Tahoe Vista, Carnelian Bay, Homewood) follow different short-term rental rules. Use Lake Tahoe vacation rentals to shortlist, then book on the property site. This page does not replace the first-time checklist, lake facts for renters, or North vs South Lake Tahoe.
Quick answer
Match the hub badge, then check the rules for that jurisdiction. In the City of South Lake Tahoe, you must be at least 25 to rent a vacation home rental (VHR) under the ordinance in effect since April 23, 2026. Hot tubs and outdoor amplified sound are off from 10 p.m. to 8 a.m. there. In eastern Placer County, quiet hours run 9 p.m. to 8 a.m., and listings must show the county permit number, occupancy limits and parking count. We do not rank managers or invent fees.
City of South Lake Tahoe VHR rules that affect guests
From the City of South Lake Tahoe Vacation Home Rentals page and its Good Neighbor Contract (read October 30, 2026):
- Minimum age 25. Ordinance 2026-1203 set a minimum age of 25 to rent a VHR.
- Occupancy is a hard cap. The maximum is on the permit inside the home and on the sign outside, and it applies at all times. In residential areas the limit is 2 per bedroom, and up to five children aged 13 and under do not count. Weddings and parties are not allowed.
- 10 p.m. to 8 a.m. No pools, spas or hot tubs, and no outdoor amplified music, speakers or other noise-making equipment.
- Parking. Park only in the paved spaces designated for the VHR. The number of spaces is posted on the sign outside. Do not park on unpaved ground or a neighbor’s property.
- Bears and trash. Trash goes only in the bear box or an animal-resistant cart. Without a bear box, carts cannot go to the curb before 6 a.m. on trash day and must come back by 6 p.m.
- Check-in. In residential areas, a local property manager checks guests in, in person or virtually, to verify identities. The responsible party then signs the Good Neighbor Contract. The contract says citations and fines starting at $1,500 per violation can go to both the guest and the owner.
- No camping. No sleeping in tents, trailers, campers or RVs on the property.
Eastern Placer County STR rules that affect guests
From Placer County Code Article 9.42, Short-Term Vacation Rentals (read October 30, 2026):
- What the ad must show. The county STR permit number, maximum daytime and nighttime occupancy, permitted parking spots and how many vehicles fit, and a link to the county Good Neighbor Flyer. If those are missing, ask before you pay.
- Occupancy. Nighttime occupancy is 2 per bedroom plus 2, up to 12 guests, not counting children under 12. The nighttime limit starts at 9 p.m.
- Noise. Quiet hours are 9 p.m. to 8 a.m. Outdoor amplified sound is not allowed at any time.
- Parking. Use only the on-site spaces (or the county-approved off-site plan). No parking on the road. That includes boats and trailers.
- Fire. No charcoal grills, wood fire pits, bonfires or campfires. Do not bring your own grill or fire pit. During a National Weather Service Red Flag Warning, all outdoor open flame is banned, including gas, propane and pellet grills.
- Pets. Keep pets inside the property boundary. If the yard is not fenced, keep them leashed and with you outside.
- Winter. Snow removal must be included for stays booked between December 1 and April 1.
- Also prohibited: subletting, weddings and events without a county permit, fireworks, and sleeping in tents, on decks or in RVs.
Truckee and the Nevada side (Incline Village) have their own rules. Check the town or county page for those pins.

What to confirm before you pay

- Hot tub hours, the grill type and the trash or bear box setup.
- Winter access: snow removal and driveway notes. See Lake Tahoe winter ski packing.
If one feature decides the trip, start with these Lake Tahoe pages; each lists only rentals whose own listing title or website mentions that feature: Lake Tahoe rentals with a hot tub (15), Lake Tahoe rentals with a pool (10), Lakefront rentals in Lake Tahoe (12), Lake Tahoe cabin rentals (16), Lake Tahoe rentals with a fireplace (9). Confirm the feature with the owner or manager in writing before you pay.
