Blue Ridge, Georgia Vacation Rental Tips
Fannin County, Georgia regulates short-term vacation rentals in its unincorporated areas, and several of the rules reach guests: one party per cabin, no parking on the road, and how trash leaves the property. Use Blue Ridge, Georgia rentals to shortlist, then book on the property site. This page does not replace the first-time checklist.
Quick answer
Book for one group, and keep every car off the road. Fannin County Ordinance 2025-02 (revised August 26, 2025; read October 30, 2026) allows only one party of guests per dwelling unit. It bans parking on a road right of way at any time, and parking must stay within the rental’s property lines. We do not rank managers or invent fees.
Fannin County rules that affect guests
From the Fannin County Short-Term Vacation Rental Ordinance:
- One party. Only one party of guests per dwelling unit.
- Parking. No vehicle may park on a road right of way, for an event or a rental. Parking stays within the rental’s boundaries.
- Trash. Trash stays in secured containers outside. Curbside bins go out no sooner than 24 hours before pickup and come back within 24 hours after.
- No tents or campers. A rental may not be run outdoors or in a tent or other unhabitable structure.
- Safety. Smoke detectors in every bedroom and on every habitable floor, and a fire extinguisher on each level.
- Finding it. A reflective 911 address marker is posted at the street end of the driveway.
The county’s required info sheet must be posted in a common area. It lists the 911 address, a local contact who can be reached 24/7 and be on site within two hours, the nearest hospital, and the maximum number of overnight guests, with a note that going over it violates the ordinance. It also points to the county noise ordinance.
The ordinance covers unincorporated Fannin County and any cities in the county that the county administers. Ellijay is in Gilmer County, which this ordinance does not cover. Read the pin and the booking site.
